Buyers market – right? Wrong? We are hearing that a lot right now. Here’s the frustration. You, The Buyer, find a great Las Vegas Real Estate Agent to find you a home to buy in Las Vegas. Or, maybe you are the savy buyer, that finds the homes yourself on Realtor.com or some other Las Vegas MLS search online, and tells your Realtor to take you to them (which is becoming more frequent). When your fancy MLS alerts pop up in your e-mail inbox, you find multiple homes that meet your needs. Great! You are thinking you can get any of these homes for a fraction of the list price because they are what……Bank Owned of course, also known as foreclosures, also know as Real Estate Owned, also known as REO properties and on & on it goes. You load up car and head for your home tour. The first couple are not anywhere near what you want, but a-las. The third one looks great. You love it! The price is amazing! And, because it is a foreclosure, you can offer 80% of the list price and get a deal on top of a deal. You go back to the office with your Las Vegas Realtor, write up your 40 page contract (OK, not quite that bad), write your earnest money deposit, and off it goes to the selling agent for bank approval.
Day 1 goes by, then 2, then 3, then 4, and then finally………………….on day 10, you get a response! Wooo Hoooo! You are so excited. In your mind you have already been figuring where you are going to put the couch, and which room will be little Jonnie’s and so on. But wait, there is something being told to you by your Realtor – it’s not only a counter offer, it’s a Multiple Counter Offer!!! How can that be? This home was on the market for nearly a year and then suddenly, the same day you put in an offer, 14 other people do too. And Now, you can’t even get this property for list price because the highest offer is cash and it’s OVER list price.
